Seattle-Based Unico Properties LLC Achieves LEED--CI Certification for Boulder Brands, Inc. at 1600 Pearl Street in Boulder

Newly-Certified Space Serves as New Corporate Headquarters for Boulder Brands

BOULDER, Co. (June 13, 2014) - Unico Properties LLC, a Seattle-based real estate investment and operating company, announced today that it has achieved the U.S. Green Building Council Leadership in Energy and Environmental Design for Commercial Interiors (LEED--CI) Gold certification for Boulder Brands, Inc. at 1600 Pearl St. in Boulder. As a majority owner of Pearl Street Properties, a 356,000-square-foot, 15-building, premier, mixed-use portfolio with retail at the ground floor and office above, Unico served as the LEED Project Consultant advising on key sustainable design elements and decisions for the certification of Boulder Brands- 18,300-square-foot tenant space. Comprising the entire third floor at 1600 Pearl Street, the newly-certified space serves as the new corporate headquarters for Boulder Brands, one of the largest natural consumer packaged food companies in the United States. Boulder Brands is the parent company to six brands, including gluten free brands Udi-s and Glutino, EVOL, Level Life, Earth Balance and Smart Balance. The company is a leader in Boulder-s nationally-recognized natural foods industry.

Some key highlights of the LEED-CI Gold certification include:

  • Extensive use of recycled and locally-sourced and manufactured materials and furniture;
  • 45 percent reduction in lighting power energy use and 35 percent reduction in water use;
  • Use of natural light which allowed for extremely low lighting density. Abundant fresh, outside air;
  • 100 percent of energy use offset through renewable energy credits;
  • Use of energy-efficient equipment: all ENERGY STAR--rated office and kitchen equipment; occupancy sensors in 100% of the space; LED lighting throughout; high-efficiency, and variable speed HVAC rooftop units;
  • Bike storage, showers, and changing facilities;
  • Low-flow plumbing fixtures;
  • Healthy indoor air quality and high-performing air filters;
  • Low-VOC (volatile organic compound) paints, sealants, flooring materials, carpeting and wood products;
  • Reuse of beetle-kill wood;
  • Zero-waste office policy.

Unico serves as the LEED Consultant in addition to building owner and property manager of 1600 Pearl Street. Unico led the major renovation efforts of 1600 Pearl, adding the entire third floor, thereby further enhancing Pearl Street as a premier destination to work, shop and dine. In partnership with Unico and Boulder Brands, the collaborative project team for the company-s LEED-CI Gold certification included Surround Architecture, 2020 Engineering, AE Design, Blue Spruce Construction and Midyette Architects.

Boulder Brands represents Unico-s first LEED-CI Consultant project in Boulder, but it has served as the LEED-CI Consultant for numerous properties in its other Seattle, Wash. and Portland, Ore. markets. And, Unico has earned LEED certification for 9.6 million square feet of properties throughout its portfolio. In Denver, Unico-s portfolio of properties now totals approximately two million square feet which includes the Zang Building, the A.H.
